Fredericton South Core Secondary Plan

The Planning Partnership was retained by the City of Fredericton to prepare a Secondary Municipal Plan for the South Core neighbourhood. Fredericton continues to experience unprecedented population growth requiring an update to the vision for the neighbourhood. The South Core is a vital mixed-use neighbourhood at the heart of Fredericton that will play a major role in supporting the residential growth of the urban core through high-density infill development, while retaining its character and creating an engaging and accessible pedestrian experience through excellent urban design. It was critical that residents and interest groups felt connected to the development of the planning document to both understand and support the policies and proposals. Engagement events was clustered in three separate multi day Design Studios where members of the TPP team gathered in one primary headquarters in the Plan Area to hold interest group meetings, public open houses with presentations and workbook exercises, meeting with City staff, meetings with members of Council and working sessions with the team. 

To help define the South Core in a city growing in all directions, the concept of ‘Mid-Town’ emerged. Between the historic character of the downtown City Centre and the developing corridors and neighbourhoods, the Mid-Town is positioned to create an environment of high-quality mixed-use buildings, amenities, and beautiful urban green spaces. In the Plan, areas of major intensification will serve as its own cluster of neighbourhood activity. 

The TPP team also prepared Design Guidelines, consisting of Private Realm Guidelines giving important direction on how future buildings will be shaped, and Public Realm Guidelines to guide the evolution of streets, trails, parks, and sidewalks.
